Job Description Job Description Provides support to the Chief
Facilities Administrator or Designee by overseeing and performing
the maintenance, repair, and installation of HVAC systems.
Responsible for ensuring the operational efficiency, safety, and
compliance of HVAC systems within the facility. Performs periodic
inspections, routine maintenance, and emergency repairs to ensure
the systems meet regulatory requirements and standards. Maintains
detailed records of all maintenance activities and ensures
compliance with safety and operational protocols. Collaborates with
other department coordinators to address and resolve issues
efficiently and effectively. Demonstrates leadership principles
that support a positive workplace culture and drives a culture of
accountability and continuous improvement. Participates on project
teams that further the common, strategic organizational goals.
Develops, administers and assists in updating Maintenance
department operating procedures. Administers company policies and
procedures. Performs related duties as assigned. Pay Range: $26.44
- $32.36 Hourly; Based on experience. RESPONSIBILITIES: Responsible
for maintaining and repairing HVAC systems. Diagnoses and repairs
service issues with HVAC systems including natural gas, propane
fired heating equipment, central A/C, and mini-split systems.
Performs annual preventative maintenance checks and tune-ups on
HVAC systems. Replaces old HVAC equipment and installs new systems
following specifications and building codes. Reads and interprets
wiring diagrams, blueprints, and technical manuals to diagnose
issues and guide repairs. Ensures all repairs and installations
comply with regulatory standards and safety protocols. Logs all
maintenance activities accurately in the computerized maintenance
management system (CMMS). Assists with HVAC system inspections and
assessments. Conducts detailed inspections of HVAC systems to
identify potential issues and areas for improvement. Provides
recommendations for repair or replacement of HVAC components.
Coordinates with outside vendors and contractors for complex
repairs and installations. Ensures that all HVAC projects are
completed according to specifications and verified for compliance
and quality. Ensures compliance with regulatory and safety
standards. Conducts monthly and annual inspections of HVAC systems
as required by regulatory bodies and provides documentation of
inspection activities. Ensures that all HVAC maintenance and repair
activities adhere to company policies and procedures. Maintains
training records for all HVAC staff and ensures compliance with
mandatory training requirements. Monitors and documents compliance
with safety standards, including proper handling and disposal of
refrigerants. Supports day-to-day HVAC operations. Performs
periodic tours of facilities to identify and address HVAC system
failures or potential hazards. Maintains and updates preventive
maintenance programs to ensure the longevity and efficiency of HVAC
equipment. Responds promptly to emergency calls and performs
necessary repairs to minimize downtime. Coordinates with the snow
removal team to ensure HVAC equipment is protected and operational
during winter months. Conducts internal audits and ensures process
verification. Performs random audits of HVAC maintenance activities
and compares them with CMMS data to ensure accuracy and
consistency. Conducts tool and equipment audits to maintain
inventory control and prevent losses. Provides periodic reports on
HVAC system performance, maintenance activities, and compliance
with regulatory standards to the Chief Facilities Administrator or
Designee. REQUIREMENTS: High school diploma or equivalent with
refrigeration certification. Minimum of 5 years of proven HVAC
experience. Valid driver's license and vehicle. EPA Universal
